Premium renovation work for Utah County homeowners — done right, on time, and built to last.
We focus on two things and do them exceptionally well — bathroom remodels and basement finishes, managed from first call to final walkthrough.

Transform your bathroom into a personal retreat. We handle everything from design to the final fixture — delivering spa-quality results that add lasting value.

Unlock your home's full potential. Whether you're dreaming of a home theater, guest suite, or entertainment space — we build it to code and built to last.

A great renovation doesn't happen by accident. Here's exactly what you can expect when you work with Koda Construction — from your first phone call to the day we hand over the keys. Click any phase to see the full detail.
Before a single tool is picked up, we invest time in truly understanding your project. The estimating phase is about listening, measuring, and building a transparent picture of what your renovation will cost — with no hidden surprises.
Jordan personally responds within one business day. During a quick 10–15 minute call, we'll ask about your vision, timeline, and budget — no pressure, just a conversation to see if we're a good fit.
We schedule a free on-site visit within 3–5 business days. Jordan walks the space with you, takes measurements, photographs existing conditions, and listens carefully to your goals before putting anything on paper.
Within 5–7 business days you'll receive a line-item estimate broken down by trade — demo, framing, plumbing, electrical, tile, fixtures, and paint — so you can see exactly where your money goes.
We walk through the estimate together, answer every question, and adjust scope as needed. We don't move forward until you're completely confident in what's been quoted.
A formal contract covers scope, payment schedule, timeline, and warranty terms. A 25–30% deposit secures your spot on the schedule and kicks off material procurement.
The work that happens before the first hammer swings is often what separates a smooth renovation from a chaotic one. We lock in your selections, pull permits, order materials, and schedule trades — so when construction day arrives, everything is ready to go.
We guide you through tile, fixtures, vanity, flooring, and hardware selections using a tracking sheet so nothing gets missed or ordered incorrectly.
We handle the entire permit process — drawings, submission, and tracking. Most Utah County municipalities turn permits in 5–10 business days; we factor lead time into your schedule so construction starts on time.
Once permits are approved, we place all orders. Long-lead items are ordered early so everything is on-site before day one. All materials are inspected on delivery — damaged or incorrect items get resolved before they become a problem.
All plumbing, electrical, and HVAC subs are licensed in Utah and carry their own insurance. You'll receive a full project schedule before construction begins showing the planned sequence and key milestones.
On day one, Jordan walks through the home with you to confirm access, staging areas, and protection zones — and to establish your preferred communication cadence for the project.
This is where the vision becomes reality. The construction phase is managed with a tight schedule, daily communication, and a commitment to quality at every step — from demo day through the final coat of paint.
Floors get Ram Board, doorways get dust barriers, and adjacent rooms get covered before a single tool is picked up. Demolition debris is hauled off-site — no dumpster in your driveway for weeks.
Plumbing, electrical, and framing rough-in work is sequenced carefully to avoid conflicts. All rough-in inspections are scheduled with the building department before any walls are closed up.
We use cement board or Schluter Kerdi membrane systems in all wet areas. Seams are taped, corners reinforced, and penetrations sealed before any tile is set. This invisible step is what separates a bathroom that lasts 20 years from one that fails in five.
Tile is set to straight grout lines with proper lippage control. Finish work follows — vanity, plumbing trim-out, electrical trim-out, mirrors, accessories, and paint. For basements: drywall, flooring, doors, trim, and all fixture installation.
Jordan is on-site every working day. You'll receive a brief daily update — what was done, what's next, and any decisions that need your input. Surprises get communicated immediately with clear options and cost impact.
All required inspections are scheduled and passed before work advances. We handle all coordination with the building department — you don't have to think about it.
The close-out phase is about making sure you're completely satisfied before we consider the project done. We do a thorough punch list, a final walkthrough, and we stand behind our work with a written one-year workmanship warranty.
Before your walkthrough, Jordan does an independent punch list — checking grout lines, caulk joints, paint edges, fixture alignment, and door operation. We catch our own mistakes before you see them.
We walk through the finished space together — demonstrating fixtures, reviewing all work, and giving you the opportunity to flag anything that needs attention before the project is officially closed out.
We schedule the final building department inspection and provide you with the approved permit card and inspection records. Basement finishes include a Certificate of Occupancy — important for your home's records and future resale.
You'll receive warranty cards, care instructions, paint colors, fixture model numbers, and sub contact info — a complete reference packet for the life of your renovation.
All projects include a one-year workmanship warranty. If any installation-related issue arises in the first year, we come back and fix it at no charge — no questions asked.
About 30 days after completion, Jordan checks in to make sure everything is performing as expected. It's not a sales call — it's a genuine follow-up, because we earn referrals by staying engaged after the job is done.
Timelines vary by project scope, permit jurisdiction, and material lead times. Your written project schedule is provided before construction begins.
